Weekly Wrap Up: April 11th - 17th

Hello Sudbury! We're a couple of days behind again, but here's the wrap up episode for April 11th - 17th! We've been tracking what's been happening in the Sudbury real estate market on a week to week basis. The trends and transactions help us see how being in the midst of a pandemic has affected real estate. Today, David shares the numbers for last week and explains what they mean for YOU. 

When we look at the numbers in real estate this week, we are able to see that the 'faucets aren't open, but there still is a trickle of activity coming in'. Pre-COVID, we were seeing 40-50 sales each week. Last week we saw 31 sales, which is still quite a busy week for the market. This week, however, had a big reduction in sales, with a total of 15. That's a 50% drop from last week! 

66% of the deals sold in multiple offers, that’s absolutely amazing, we know the buyers that are still in the market are serious but that’s the highest # as a percentage we’ve seen since David's been tracking this! 

This week and last week both had 15 new listings. It's nice to see that we are trending towards a stable ground. It appears as though, we're at the bottom, from a transaction standpoint, where we won't see much fewer than 10-15 sales each week. This could be cautiously good news for Sudbury.  With numbers close to bottoming out, and market activity still trickling in; if this is the worst Sudbury is getting I think this is an overall positive.
